A Research on Capitalization Rate for Irrigated Agricultural Lands in Kazova Plain of Tokat Province

چکیده
Bu çalışmanın amacı Tokat ili Kazova Bölgesi’nde sulu şartlarda üretim yapılan tarla arazilerinde kapitalizasyon oranını belirlemektir. Çalışmada kullanılan veriler, araştırma bölgesinde bulunan 88 tarım işletmesinden anket yöntemi ile elde edilmiştir. Toplanan veriler 2020 dönemine aittir. Araştırma arazilerin %94.98’ünün arazisi, %2.94’ünün sebze arazisi ve %2.08’inin ise bağ olduğu belirlenmiştir. mal sahibi tarafından işletilen gayrisafi hasıla değeri 1 713.22 TL da olarak İncelenen tarımsal işletmelerin arazi rantı 632.40 bulunmuş, rantının içindeki oranı %36.91 Bölgedeki ortalama fiyatı 14 659.43 tespit Çalışmanın sonuçlarına göre, mülk işletmeciliği şeklinde kullanılabilir %4.31 Yörede yapılacak değerleme kamulaştırma çalışmalarında bu oranın kullanılması önerilmektedir.
